Commissioning Project Manager

Job Details:

Highlights the skills and experience of MBP team members who have provided commissioning services primarily in select Cx project stages or who provide key technical support to specific commissioning activities for HVAC systems.

EXPERIENCE QUALIFICATION: 
Significant experience with commercial (non-residential) HVAC systems.  Experience should include three or more of the following: design, construction, installation, maintenance, testing & balancing, building automation temperature control systems, and troubleshooting operational issues.  Significant development in areas of time, cost and quality management.  Must have completed a minimum of  twelve projects (50,000 s.f. per Cx and/or RCx project) and act as the lead throughout a minimum of four  or more of the following commissioning activities: pre-design, design, construction, TAB verification, functional performance testing, final report.  Prior management or supervisory experience.  Prior experience with professional presentations.  Experience with three or more of the following:
• Design Build projects
• Commercial facilities
• DOD and Military facilities
• K-12 Schools
• Colleges and Universities
• Hospitals, Medical, or Healthcare facilities
• Industrial facilities
• Laboratories and Research facilities
• Projects exceeding $20 million in construction value
• LEED certified projects
• Projects utilizing BIM principles and software

EDUCATION/KNOWLEDGE:
B.S. in Mechanical Engineering or relevant experience which equates to this degree.  EIT/FE certification, PE license preferred.  Certified Building Commissioning Professional (CBCP) desired.  Additional certification(s) from applicable organizations, such as ASHRAE, ACG, AABC, AEE, BCA, NEBB, etc. are preferred.  Must have a thorough understanding of the fundamental mechanical engineering principles as they relate to HVAC systems.  Specialized knowledge of two or more of the following areas:  HVAC design (must have performed load calculations using the Carrier HAP program, Trane TRACE or similar software programs); HVAC duct installation methods in accordance with the SMACNA manuals; testing and balancing procedures in accordance with NEBB TAB Procedural Standards; building automation temperature control systems (pneumatic and/or DDC systems).  Experience in recognizing, developing, evaluating, and recommending energy efficiency measures.  Understands cost and schedule considerations, and uses judgment to investigate alternative solutions.  Able to verbalize the complete Cx process as defined by ASHRAE Standard 202.  Complete understanding of several of MBP's services.

SKILLS AND ABILITIES:
Able to relate technical knowledge to a non-technical audience.  Must be proficient in reading/understanding HVAC mechanical plans and also have a thorough understanding of a variety of HVAC systems.  Skills and abilities should include three or more of the following:  Able to develop commissioning specifications; identify and clearly document design/construction conflicts with other trades; identify and clearly document mechanical construction deficiencies and derive recommended solutions from past experiences; TAB verification and carrying out assignments from conception to completion, and design/installation/programming and/or troubleshooting of building automation temperature control systems.  Able to identify where a building or plant facility uses energy and highlight energy conservation measures (ECMs) and recommend a program for changes in operational practices and/or energy consumption equipment.  Report writing, client coordination, and carrying out assignments from conception to completion.  Excellent technical skills and business acumen.  Ability to perform effectively in high-pressure situations while maintaining focus and calmness.  Demonstrated communication and interpersonal skills involving the ability to work cross-functionally to understand requirements, present alternatives, and recommendations.  Skilled in the preparation of fee proposals.  Strong leadership abilities and interpersonal skills.  Willing and able to deal constructively with conflicts.  Proficiency with Microsoft Office software programs including Word, Excel, PowerPoint and Publisher. Physical abilities include but are not limited to: lifting/carrying 50 pounds (occasionally) and 20 pounds (frequently), climbing stairs or ladders, looking up/down, negotiating construction sites while walking extensively, bending, stooping, and kneeling. Ability to travel (20% to 30%). 

MAIN DUTIES:
Project assignments include acting as the lead role and/or overseeing other team members performance of the following: review of the Basis of Design with the Owner’s Project Requirements, developing commissioning specifications, HVAC plan reviews, concurrent review of submittals, on-site representation including monitoring of the installation of construction materials, project documentation of Cx issues, TAB verification and functional performance testing procedures, and the final commissioning report.  Represents MBP in analytical and/or field assignments.  Troubleshoots existing HVAC and temperature control problems, and able to offer input for saving energy.  Works on multiple projects (50,000 sq. ft. minimum) concurrently; utilizes the ACT software program to maintain accurate project logs including phone conversations, meetings, “to do’s”, sending and filing of e-mails.  Utilizes MBP’s web-based commissioning software program for tracking design/construction/acceptance testing issues.  Communicates clearly and responsibly issues with others (owner, contractor, and MBP team members).  Manages mechanical portion of projects, and works with assigned personnel, to meet client’s budget, contract fees, goals, objectives, deadlines.  Project and client relationship management.  Responds to RFIs in a timely manner.  Mentors the professional development of junior mechanical Cx team members.  Must work within budgets.  Works collaboratively with Human Resources and Branch Management to counsel, train/educate, or empower staff in various areas including, but not limited to, performance and behavior, work environment concerns, training and communications.

ADDITIONAL DUTIES:
Significant involvement with marketing activities to include business development, networking within professional associations, and active participation in company initiatives.  Engagement within a Best Practice Team.  Works closely with the Branch Manager.  Active participation in Mechanical Engineering professional organization.  Continues professional development through internal and external sources.

GUIDANCE/RESPONSIBILITY:
Works independently with limited direction.  Works with, responds to, and takes direction from Senior Project Managers, Person In Charge, Operations Managers, and Senior Management.

SUPERVISORY:
Supervises, trains, and ensures quality control of Cx Interns, Cx Technicians, Cx Specialists, Cx Engineers, Lead Cx Engineers, Lead Cx Agents, Senior Cx Agents, Senior Cx Engineers and support staff on individual project assignments.

For certain projects, candidates must be able to obtain a Secret level security clearance as well as have an acceptable driving record.
